Now don't get me wrong, I make my living helping people sell their homes. If everybody sold their home as a FSBO, I might be out of business.

But I know the majority of people do not have the time or the inclination to take on such a project, so I have no fear sharing the "home selling secrets" that evade many home owners (and agents).

You see, to sell your home without a Realtor, all you have to do is replicate what a top real estate agent would do for you. It's fairly simple, but it won't be easy. If you are up for the task, you could save a large chunk of money.

Unfortunately, less than 12% of For Sale By Owners actually succeed in selling their home without the help of a real estate agent, and it's because they make some mistakes that are easy to avoid.

So here is what you need to know.

One thing you need to understand right up front is that the only differences between you and a real estate professional or another “For Sale By Owner” are knowledge and experience. Experience is tough to gain but knowledge is available here.

Selling a home requires targeted exposure and proper pricing.

Targeted Exposure: Knowing the types of home buyers and where to find them is critical for the home seller who really wants to sell a home. Home buyers leave clues on the internet, you just need to know how to read them so that you can pursue active buyers instead of all the other people who only look like home buyers.

By using targeted exposure techniques, the home seller wanting a sale NOW can focus on the active buyers, instead of getting disappointed with multiple interactions with the info seekers and comparison shoppers.

By way of example, look at the image below. This is a home that was "marketed" for 123 days with a competitor of ours. It failed to sell. In the first day with our targeted marketing plan, we exposed it to 38% more buyers than theirs had seen in four months!

Proper Pricing: If you have studied your competition very closely, then you will have a good idea of the price your home is most likely to fetch in today’s market. You should understand that the price that you set on your home will determine whether or not you even get selected for viewing.

Getting viewed online is a critical step in getting people interested in your home, so you have to "get more views." Think about it ...

94% of today's home buyers use the internet when shopping for a home. They use a property search tool to generate a list of homes they want to look at, and for the majority, the first criterion they enter is a price range. The more aggressively you price your home, the more searches that you show up in... just don't give your equity away.

These two elements, targeted exposure and proper pricing, complement each other in that a strength in one allows for a weakness in the other.

If you have the absolute best targeted marketing plan for your home, then you can ask and get a little higher price. The contrary is true as well. If you are unable to achieve the greatest reach through your marketing plan (show reach slide from listing presentation), you can make it up by offering your home at a lower price.

Now I suspect that the reason you want to sell your home without a Realtor is so that you can save on the commission. If so, then lowering your asking price to overcome a less than perfect targeted marketing plan defeats the point. Right?

So to sell your home without a Realtor and get more money in the process, you absolutely have to implement a targeted marketing plan for your home.

My real estate internet marketing plan has been running since 2007, and I have thousands of prospective buyers that see my new offerings within hours (or days) of them hitting the market. Because of this, I can create competition for a listed home, and this helps drive up the price (that is why we achieved the results in the image above).

When only one person knows about a home, they typically can negotiate a lower price, so you absolutely want to reach the largest buyer pool possible. We call this "increasing the size of your buyer pool," and that is primary goal of your targeted marketing plan.

To sell your home without a Realtor, you must create a web presence (I recommend you create what is known as a single property website) and work every single day to drive traffic to that page. This is not a set-it-and-forget-it plan, rather it is a daily marketing grind. My office spends more than 12 man-hours per day solely on driving traffic to the properties that we have listed for sale. You have to do what we do (if you don't want to hire us).

As I noted earlier in this article, it really is rather simple, it's just a lot of work.
