For the first time ever, the average price of a home on a golf course rose above $400K in 2019. As with all other home types, it's becoming more expensive every day to live on a golf course.
The following average home prices were reported for each golf course in 2019:
- Golden Eagle: $633K
- Southwood: $469K
- Summerbrooke: $453K
- Capital City: $359K
- Killearn: $345K
- Hilaman: $49K
What Are Homes On Golf Courses Worth?
Tallahassee has 5 1/2 golf courses with residences built along their boundaries. So on average, what are these homes worth?
The following average home values were reported for each golf course in 2019:
- Golden Eagle: $167 per square foot
- Southwood: $177 per square foot
- Summerbrooke: $152 per square foot
- Capital City: $154 per square foot
- Killearn: $127 per square foot
- Hilaman: $53 per square foot
If you are looking for cheap, go with the municipal Hilaman golf course and the plentiful townhouses along its fairways.
The homes on the Southwood golf course are the highest valued in town in terms of price per square foot. This is due to their relative newness and smaller size when compared to the more expensive homes in NE Tallahassee.

How Big Are Golf Course Homes?
The average size of homes on golf courses varies greatly with each course. When we look at the overall housing market conditions to find the average golf course home size, the results move around quite a bit.
The following average home sizes were reported for each golf course in 2019:
- Golden Eagle: 3,755 square feet
- Southwood: 2,616 square feet
- Summerbrooke: 2,988 square feet
- Capital City: 2,326 square feet
- Killearn: 2,709 square feet
- Hilaman: 936 square feet
The Hilaman golf course has smaller "attached" units built along the course, and that's why we see the average size so small. On the opposite end of the scale, the large homes on the Tom Fazio designed Golden Eagle Plantation course are significantly larger than all others and are almost all "detached" homes.
