Park Charleston in NE Tallahassee is a small but popular neighborhood consisting of only 121 attached and detached single-family homes that are priced below $300K (for the time being).

Located just outside of Capital Circle NE on Miccosukee Road, residents of Park Charleston enjoy easy access to shopping, dining, entertainment, hospitals, and numerous transportation options.

The average home price in Park Charleston dropped 1% in 2019. As you will see below, this is not evidence of depreciation, rather it is indicative of the smaller homes dominating the few sales that occurred. The average price of the seven homes sold in Park Charleston in 2019 was $278K.

Home sales activity in Park Charleston in 2020 will be controlled by existing homeowners. If they want to move, properly marketed homes will sell for top dollar and they will sell fast (like this one we just sold). There are more buyers than there will be sellers for Park Charleston homes.

Improperly marketed homes will also sell fast, but those owners will leave money on the table (which is crazy during a seller's market). Currently, there are no homes for sale in Park Charleston, but there is a vacant lot and a builder willing to build a home for you there.
