Home Sales In Golden Eagle Plantation
Neighborhood reports have always been popular when we do them both here in the blog as well as on the Tallahassee Real Estate Web Site. It seems that many people in Tallahassee want to know what's happening with home valuations in the many Tallahassee subdivisions that we have.
A Tallahassee neighborhood that we have featured for several years now is Golden Eagle Plantation. One of several golf course communities in the northeast side of Tallahassee, Golden Eagle offers larger homes with golf course and lake view properties, all bundled inside of a gated community.
Because we discuss valuations in the Tallahassee Real Estate Blog on a regular basis, I will assume the reader knows that all of the Tallahassee housing market is in a decline, both in the number of homes sold as well as in the values of the homes sold. Today, we will take a look at how Golden Eagle Plantation is doing and whether or not its decline is consistent with the rest of the Tallahassee real estate market.
Home Sales In Golden Eagle Plantation
The following real estate graph shows the one-year trend of homes sold and home values (price per square foot) in Golden Eagle Plantation. It is important to note that this is no way to determine the value of a single property in Golden Eagle because this is just a global view.
Just looking at square footage does not take into account the many amenities each home has, including what type of lot the homes are on. Lake front and golf course front lots are not given any more weighted value than a home on the interior of Golden Eagle Plantation. For the purpose of our market trend, this is fine. To determine a single property's value, one must consider all of the amenities that come with the home.
When looking at the graph of home sales in Golden Eagle, we see the unit trend has fallen from over 8 home sales per month in November of 2005 to just under 2 home sales per month as of last month. That is a decline of 76% which is a little bit higher than the average decline in the Tallahassee housing market.
The average home price in Golden Eagle Plantation has seen its price trend decline from just under $184 per foot in June of 2007 to just over $148 per month as of last month. That is a decline of 11%, which is a good bit lower than the average decline in the Tallahassee housing market.
It appears as if home owners in Golden Eagle are willing to wait to get their prices, as typically is the case when you see unit sales drop significantly without prices mirroring the unit sales rate of decline. Time will tell if we will start seeing many home owners lower their prices to increase the rate of sales.
