Gardens Of Killearn Home Sales Report August 2015

If you are looking for an executive home in a highly desired location, perhaps you should see the Gardens of Killearn, a popular Northeast Tallahassee neighborhood located on the southern edge of Killearn Estates.

It contains homes that were constructed from 1990 through the writing of this report, though the majority of homes were built in the 1990s.

The Gardens is a prized location, where buyers select homes due to value, the school system, and access to town.

In this report, we will look at long term average home price trends, value trends, and size trends of homes sold in the Gardens of Killearn, as well as all current listings in the Tallahassee MLS and all closed home sales going back to 1991.

For the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).

It is important to note that the narrative contained below is for sales through December for all previous years, but through July in 2015. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in the Gardens of Killearn).

The Gardens of Killearn Home Prices

Average home prices have recovered lately after being much lower during our last report in 2015. Average home prices in the Gardens of Killearn remain 21% below the peak of the market prices established in 2006. 

The average recorded existing home sales price was $295,100 for the Gardens of Killearn through July 2015.

Gardens Of Killearn Home Prices

Home sales activity in 2015 is consistent with what we've reported for the past seven years, but still remains well below the peak in 1998 and the market expansion years of 2003 through 2006. There have been 10 closed existing home sales in the Gardens of Killearn thus far in 2015.

The Gardens of Killearn Home Values

Average existing home values in the Gardens of Killearn declined 9% in 2014 when compared to 2013, but have recovered thus far in 2015 with a gain of 12%. This type of volatility is common for neighborhoods with a low number of sales and thus we should look to the longer trend to discern home value movement.

Gardens Of Killearn Home Values 

The average value of a home sold in the Gardens of Killearn in 2015 has been $127 per square foot. This is up 15% over the bottom reached in 2011, and up more than 2% since our report three months ago. Though values are appreciating again, they are unfortunately worth about a quarter less than they were in 2006, meaning many homeowners are still upside-down on their mortgages.

The average home size sold in the Gardens of Killearn typically falls in a range of 2,100 to 2,400 square feet, but this year buyers have been selecting homes near the top of this range.
