New lis pendens filings in Tallahassee rose 6% in May when compared to May 2009, and foreclosure sales were up too. This indicates that banks are more willing to proceed on mortgage foreclosures than they have been in the past. Currently, the foreclosure sale to Lis Pendens filings ratio is at an all time high of 30%.
In the real estate graph above, the green bars represent the annual trend (12 months of information each) of lis pendens filings, the red bars represent the annual trend of foreclosure sales, while the blue line represents the growing trend of banks moving forward to foreclosure sales. Currently, we see that roughly 30% of lis pendens that are filed have resulted in a foreclosure sale.

I know of a house that has been abandoned for 3 months and vandalized before the owner vacated the property. The mortgage company is just now starting to clean it up. It looks like it may need $30-60k just to make it livable again! I'm looking for a fixer upper for my family that I could put a little sweat equity in. My question is: how can I purchase this house, as a first time home buyer, before all the big investors get their palms on it? Is there a way an honest guy can get in first and buy a house without getting steam rolled? Any advice would help. Thanks!!!
