Indian Head Acres and Lehigh are adjacent neighborhoods that form a community in the heart of downtown Tallahassee. Bordered by Apalachee Parkway to the North, Magnolia Drive to the West, Orange Avenue to the South, and Blairstone Road to the East, both Indian Head and Lehigh offer great opportunities right now.

These popular homes are located within walking distance to the Governor's Square Mall complex, tons of stores and dining opportunities, Capital City Country Club and the new Cascades Park and Amphitheater. You practically don't need a car if you choose a home in Lehigh or Indian Head Acres.

Indian Head Acres and Lehigh have older homes, with most built from the 1940s through the 1970s.

In this report, we will look at average home price trends, value trends, and show the current listings in theTallahassee MLS as well as all closed home sales going back to 1991.

Average home prices in Indian Head Acres and Lehigh have fallen 7% thus far in 2015, mostly due to two very low priced distressed home sales. Prices are still 23% higher than they were at the botttom of the market in 2012, but still down 27% from the peak of the market. I expect Lehigh and Indian Head Acres average home prices to be much closer to the peak than the trough by the end of this year.

Home sales activity has fallen off this year, which is not so surprising after last year's performance was the 2nd best of the past ten years. There are currently 13 homes for sale in these neighborhoods, so I suspect 2015 will end up recording fewer home sales this year than last. Thus far in 2015, there have been 9 closed home sales in Indian Head Acres & Lehigh.

Indian Head Acres and Lehigh Home Values

Average home values in Indian Head Acres have fallen 10% thus far in 2015 (again, mostly due to the two distressed sales), breaking the streak of two years in a row of appreciation since the low set back in 2012.

Through June, the average value of a home sold in Indian Head Acres has been $88 per square foot. This is up 7% since the market bottom reached in 2012, and still down about 28% from the market high set back in 2007. Look to see things stabilize (improve) over the rest of the year.

The average home size sold in Indian Head Acres typically falls in a range of 1,300 to over 1,500 square feet, and the past two years, home buyers have been selecting homes at the very top of this range.
