Homes For Sale With Pools In Tallahassee
Not Many Pools Homes Available Right Now
As I write this report, there are only 1,378 homes for sale in the Tallahassee real estate market (Leon County). When we narrow that down to single-family detached homes, the number drops to just 1,087.
Narrowing further to those single-family detached homes with pools, the number drops all the way down to 136. When we remove those that are already under contract, the available homes with pools in Tallahassee is just 63. That means that 54% of the pool homes for sale in Tallahassee are already under contract, so if you see one that you like, you better move fast!

Preparation Is Key To Getting The Best Pool Home
Too often, buyers are lax about how they go about acquiring a new home. They start by shopping around and getting a lay of the land (which is smart). But they keep on shopping without getting themselves in a position to strike, and this often means they lose the first (best) home that they find. Don't let this happen to you.
With more than 1/2 of the homes for sale with pools already under contract, it's safe to say that pool homes are a hot commodity and buyers will have to compete to buy the best deals in the market.
While you might think that your offer price is the only thing that sellers consider, you would be very wrong to assume this. Perhaps the most important part of your offer on a home with a pool is proof that you can consummate the deal. They will want a pre-approval letter from a local lender that they trust.
I've seen many a seller accept an offer from one of our buyers that was lower than a competitor because we provided all the information that the seller (and their good agent) would want to see. We demonstrate at the time of offer that our buyer is fully capable of closing on the property. Having a complete pre-approval letter is just one of the important things that sellers will require.
So yes, keep studying the market by checking out the homes for sale, but don't forget to team up with a great buyer's agent who will ensure that you are prepared to have your offer accepted when you find your dream home (with a pool).
