Declining Home Sales In The Buckhead Neighborhood

Greetings from New York. I'm writing this from the road, so today will be another brief Tallahassee neighborhood snapshot, focusing on the Buckhead subdivision on the Northeast side of the Tallahassee real estate market.

I pulled all the "arms length" home sales in Buckhead and immediately saw declining home sales and declining home values. The average price topped out at $177 per square foot in 2007, when 6 homes were sold for an average sales price of more than $555K! Thus far in 2009, through May, there has been one home sale in Buckhead for $350K. This is an average of $122 per foot.

Tallahassee Buckhead Home Sales

Like many Tallahassee subdivisions, Buckhead saw great appreciation from 2000 through 2006, only to see prices drop from the highs in the past three years. One good note for Buckhead home sales is that prices are still showing great annual appreciation from 2000.
