Bobbin Brook, Bobbin Mill Woods, and Bobbin Trace, (which I refer to as the

Bobbin Brook, Bobbin Mill Woods, and Bobbin Trace, (collectively the "Bobbin" neighborhoods) are three adjacent luxury home neighborhoods of roughly 200 homes.

Located on the south side of Maclay Road just east of North Meridian Road, residents here enjoy excellent access to all points in Tallahassee and are conveniently located close to the private Maclay School.

In this report, you will find updated graphs featuring average home price trends, average home value trends, and average home size trends in the three Bobbin neighborhoods and a table of all Bobbin home sales going back to 1991.

Bobbin Neighborhood Schools

Bobbin Mill Woods, Bobbin Trace, and Bobbin Brook are just a very short drive to Maclay School (private), and they are zoned for the following Leon County public schools:

For the real estate graphs found in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).

It is important to note that the narrative contained below is for sales through December for all previous years, but through March in 2021. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in Bobbin Trace, Bobbin Mill Woods, and Bobbin Brook).

Bobbin Mill Woods, Bobbin Trace, and Bobbin Brook Home Prices

The average price of the homes sold in the Bobbin neighborhoods in 2020 was $1.08M, but there have been no homes sold yet in 2021.

As these three small neighborhoods collectively average about ten home sales each year, there is a lot of volatility in the data. The wide range of home sizes, ages, and lot sizes impact the averages in our reports as well. With this in mind, look to the charts and graphs for long-term trends as opposed to current valuations.

For example, the "average" home price in the Bobbins has just about doubled since 2014, but that doesn't mean a home purchased in 2014 is worth twice as much today. Those were just different homes selling under worse market conditions in 2016.

Activity in the Bobbin neighborhoods remains strong, as more homes sold in the past two years than in any two-year pairing going back to 2004-2005.

Currently, there are six homes for sale in the Bobbin neighborhoods and two of them are under contract with buyers. The luxury market enjoyed a record-setting year in 2020 and it has continued into 2021, so expect properly marketed homes here to sell.

Bobbin Neighborhood Home Values

Looking back over the past five years, home values in the Bobbin neighborhoods are generally on the rise. The key take-away from the value graph is that there is volatility but we have pretty much reached new historic-high values in the luxury homes market.

To give you an idea of how little the "average" means for a specific luxury home, note that those sold in 2020 ranged in value from as low as $122 per square foot to as high as $439 per square foot. What does that make your home worth? That's why we use price per square foot for tracking market movement, but not for determining the value of a luxury home.

Just a quick look at the sales table at the end of this report is enough proof that you cannot estimate a home's value using price per square foot. The values are quite scattered.
