Ox Bottom Crest is a new neighborhood in Northeast Tallahassee that has been a bundle of activity having five or six new homes selling each month over the past three years. But it is now built-out and the resale market must kick-in.

Ox Bottom Crest is located on the western edge of the Thomasville Road Corridor in the high-demand 32312 zip code.

Featuring three, four, and five bedroom homes all built since 2016, Ox Bottom Crest offers today's buyer an almost brand-new home.

    Ox Bottom Crest is now a "resale" market. The builder has moved on and it's the current residents who will now represent the seller-side of the market.

    Normally, this means we should expect falling or stagnant prices for the next several years. I suspect that won't be the case though for Ox Bottom Crest. There just aren't enough $300K homes for sale in Northeast Tallahassee for the number of buyers wanting to buy them.

    Average home values in Ox Bottom Crest have risen more than 3% in the first half of 2019 to $183 per square foot.

    Average home values in Ox Bottom Crest are still rising, quite a feat when one considers these are all "used" homes selling now, compared to almost all "new" home sales in the recent past. This abnormal trend is very much related to the lack of inventory for sale at these prices in NE Tallahassee.
