News On Hiring A Realtor In Tallahassee
If you plan on hiring a realtor in Tallahassee any time soon, you might want to first verify their level of production.
The processes of selling homes and buying homes has changed so much in the past few years, that current production levels are a good way to measure whether or not your agent is qualified to help you save every penny during your next transactions.
A Realtor who does few sales each year does not have or maintain the linkages necessary to ensure that you are well cared for during your one (or two) transactions that means so much to you.
For example, the top 100 sell exactly the same number of homes each year as do the bottom 1,190 agents. To put that into perspective, the top 100 sell an average 35 homes per year, while the bottom 1,190 sell (on average) fewer than 2 per year. Overall, the "average" Realtor in Tallahassee will closed just over 6 homes sales this year.
So if you happen to believe that "experience" matters, I would strongly recommend you consider current experience, not the type of experience that was gained in a previous real estate market. Why? Because your real estate transaction will be negotiated, contracted, inspected, renegotiated, surveyed, titled and closed under current market conditions. And it matters.
What The Realtor Graph Shows
When you look at the graph above, the annualized number of Realtors in Tallahassee is shown in blue and recorded on the left vertical axis, while the annualized number of homes sold is shown in red and tallied on right vertical axis.
Currently, the "average" Realtor in Tallahassee will sell about 6 homes per year.
What The Realtor Graph Does Not Show
Six home sales per year is equivalent to about 300 hours of work or about 6 hours of work per week. Obviously, the "average" Tallahassee Realtor is not working very hard and is not likely to be trained and prepared to help you as well as those that top the list, right?
But "average" hardly exists anyway.
The top 8% of Realtors are selling 50% of the real estate in Tallahassee.
This means that the bottom half of the market is being carved up by more than 1,000 Realtors in Tallahassee. This bottom half is average fewer than two home sales per year. Simply put, hire a top 100 Realtor in Tallahassee or you will be working with somebody who is not nearly as experienced or connected to the market as you need them to be.
Sure, anybody can help you find a home. They can even get you excited about living there. But remember what the recent Chase Bank survey revealed ... 80% of homebuyers wish they had done things differently when they last bought a home. Why? Because they did not understand enough about the homebuying process.
