The following homes were just listed in the past three days. Regardless of when you find this article, the list below is dynamic and will only show new listings in the Tallahassee MLS.
Advice For Homebuyers In A Low-Inventory Market
If you plan on buying a home in Tallahassee and your budget falls under $500K (like most people), then you should know that Tallahassee is dealing with a shortage of inventory.
Stated simply, there are not enough homes for sale in your price range, and you are going to be competing with other buyers for the right to buy a home. What's worse, if you choose to wait for more inventory, the future home listings will be at higher prices and mortgage interest rates will likely be higher too, so you'll pay more to buy a home and pay more to borrow the money to buy the home. A double-whammy for sure!
In order to put yourself in the best position to shop the market thoroughly while preparing to buy a home, we have assembled 4 tips below that you should strongly consider. They will serve as your roadmap to success and sanity during the home buying process.

4 Tips To Buying A Home In A Low-Inventory Market
1. Learn the process - Whether you have purchased a home before or you are a first-time homebuyer, you need to know that the process has evolved and the current market-cycle is nothing like you have ever seen. Talk to an experienced buyer's agent and ask to be briefed on how best to prepare to buy a home today.
2. Choose Your Agent Early - Most buyers don't work very hard to find an agent. Rather, they surf the internet looking at different real estate portals, just browsing for homes. When they find a home they find interesting, they call and talk to an agent. More likely than not, this is the agent they choose to help them with the remainder of the home purchase. And this is also the reason that a Chase Survey found that 80% of homebuyers were unhappy after they bought a home! Take the time to read real estate agent reviews online and choose a professional buyer's agent who's experience will serve you well.
3. Work With A Local Lender - You can get quoted great low rates from online lenders, but a quote is worthless if it cannot be closed. Can you imagine the pain and cost of finding a home, getting it under contract, paying for appraisals and home inspections, getting your household loaded in trucks, and then discovering your lender couldn't close on the loan that they quoted you? This happens all the time, so you need to work with a local lender who is accountable to more than just you! No lender wants to treat a buyer poorly, but a local lender who mistreats a buyer will not get referrals from local real estate agents. A local lender is always going to have additional accountability than does a national agent.
4. Feel The Need For Speed - You do not need to be in a hurry to buy a home, but once you decide that you are ready to buy, be prepared to move quickly when the right home is found. Remember, the offer you make includes time for you to "kick the tires," so if you find a home you like, get it tied up immediately. Literally, sit down in the home and prepare your offer there. If you have chosen a great, highly active buyer's agent, she or he will know exactly how to stage the offer.
If you follow the four tips above, you will actually enjoy the homebuying process. Sure, there is insufficient inventory for the market, but having a superior plan of action and working with an expert will give you a pleasant experience and the ability to save money during the process. Most importantly, you'll end up with the right home at the right price!
