When do homes sell? Is there a best time of year to put a home on the market? If I list my home today, how long will it take to sell?
These are the questions that we get from homeowners on a regular basis, and we’ve addressed them on this blog numerous times in the past. Today, we’ll look at when homes traditionally sell in Tallahassee, and what homeowners should do if they are considering a move.
As I write this, there are 987 single-family detached homes for sale in Tallahassee, but only 542 of them are really available, as the rest (45% of all listings) are already under contract. When you consider that 98 of these are new construction and most still being built (or not even started), that means less than half of the single-family detached homes on the market can be purchased and moved into today!

When Do Homes Sell?
So why do I start off with a list of the homes for sale in Tallahassee? It’s because inventory is so low that I would argue that any time is a good time to sell a home.
But let’s first look at what has traditionally occurred in the housing market.
The graph above shows all home sales from 2002 through 2019 arranged by the month that they sold (closed with the buyer). You can mentally shift the results to the left by a month or so and that’s when homes go under contract with buyers.
Roughly 60% of all home sales over the past 18 years occurred during the months from March through August, while 40% of them occurred from the months of September through February.
Historically speaking, now is typically the best time to sell your home if you would like to relocate during the next six months. So should you list your home for sale today?
