Right now, home values at $128 per square foot are roughly 7% lower than those recorded at the peak of the housing market in 2006, and up a full 32% from the low set in 2013. Eastgate is recovering rapidly!
Meadowbrook home values have averaged $107 per square foot in 2017. This remains 20% below peak of the market values recorded in 2007, so there is still a lot of room left for buyers to get a heck of a deal before we see the recovery completed.

Has the trend of declining home prices in Park Charleston finally come to an end? While it is still very early in the year, we’ve seen the average home price move up to $256,9000 for the four homes sold in Park Charleston thus far in 2017.
Average home values in the Betton neighborhoods rose 4% in 2016, but thus far in 2017 they have shot 13% higher! Expect a big year for homes in these neighborhoods, as the inventory will not be high enough to meet the demand.
Average home prices in Meadowbrook have shot up sharply this year. The average home sales price is $183,608 thus far in 2016, the highest average price recorded since 2009.
There have been 14 closed home sales in Lafayette Oaks through the first week of December and two of the four homes on the market right now are under contract.
Eastgate home prices have risen roughly 7% so far in 2016. The 17 homes sold had an average sales price of $147,500, but we’re expecting higher prices moving forward.
Rapidly rising home prices have likely prevented the Betton neighborhoods from having a record-setting year in 2016, though home sales activity in the Betton area has been brisk.
With homes built from 2005 and later, Park Charleston is a NE Tallahassee neighborhood featuring both detached and attached single family homes.
Homes that are priced correctly in Meadowbrook are in high demand and sell right away, so if you find one you like and you know it’s a good value, don’t let it slip away to another buyer.
Lafayette Oaks home prices are up 5% thus far in 2016 when compared to last year, but still remain below 2013 prices. The fact that homes are in such different states of modernization have a large impact on price fluctuations.
Eastgate home prices have recovered strongly in 2016. The 13 homes sold thus far in 2016 have an average price of $152,311, which is higher than any we have seen in Eastgate since 2008.
Park Charleston home prices have dropped about 3% thus far in 2016 when compared to the average in 2015. Through the writing of this report, the four homes sold in Park Charleston have averaged $242,000.
Meadowbrook home prices have recovered nicely this year. The average home sales price is $166,900 thus far in 2016, and I suspect it will continue higher, so act fast if you see a good one hit the market.
Betton neighborhoods’ home prices are at the highest average levels posted since 2008. The 24 closed home sales thus far in 2016 have an average home sales price of $316,258.
