Eastgate is a NE Tallahassee neighborhood, inside of I-10, that contains homes for sale at and below Tallahassee’s median home price.
This means that this popular Northeast Tallahassee neighborhood has great access to shopping, dining, Capital Circle and the Interstate, and it’s priced six figures lower than anything else nearby!
In previous Eastgate housing report, we forecasted that by (now) there would be more homes sold than in all of 2015 through December. That indeed has occurred.
With thirteen homes sold, three on the market (with two already under contract), Eastgate is one hot commodity right now.

It is important to note that the narrative contained below is for sales through December for all previous years, but through the third week of August in 2016. Home prices have recovered strongly in 2016. The 13 homes sold thus far in 2016, the current average price of $152,311 is higher than any we have seen in Eastgate since 2008. But don’t for a second think that these are “high” prices, as Eastgate’s prime location will drive these house prices higher.

With new home construction costs soaring and build-able lot prices moving higher too, the replacement cost for a typical Eastgate home would be well over $225,000. This makes these homes (2 have sold below $110K) and incredible value investment right now.
