What's Happening In Ox Bottom Manor Is Happening In Tallahassee Real Estate
One of the most often discussed neighborhoods in our office and in conversations with buyers and sellers is Ox Bottom Manor in the Northeast quadrant of the Tallahassee real estate market. This popular Tallahassee neighborhood features homes which are typically 4 bedrooms and run on average between 2,000 and 3,000 square feet.
The northeast side of town represents roughly 50% of the homes sold last year in the Tallahassee housing market, and Ox Bottom Manor is nestled right in the midst of the northeast. I find that doing a case-study on Ox Bottom is often a good snapshot of the real estate market in northeast Tallahassee.

Ox Bottom Manor Experiencing Price Declines
We have seen prices continue to decline in Ox Bottom Manor. The average price per square foot for a home sold in Ox Bottom Manor in 2008 was $142, with the trend dropping into the low $130s per foot. With 23 homes on the market and 24 homes sold, there is basically 12 months supply of homes in Ox Bottom Manor, which is just a little higher than the average of northeast Tallahassee.

The previous reports on Ox Bottom (as well as prior Tallahassee Subdivision Reports) demonstrate falling prices. As we have anticipated in the past, Tallahassee home prices will continue to fall as we reduce our inventory-laden market. People who want to sell a home in Ox Bottom Manor better keep a keen eye on the competition and price their home accordingly.
