When you bring your check to closing to cover the several-hundred thousand dollar purchase, some of that will go to the agent that "handled" your side of the transaction. It really won't matter how well "your" agent did, he'll get paid the fee.

Unless you follow a planned process, it is likely the buyer's agent that you'll work with is somebody who had nothing else to do (when you called). Whether you called on an ad, or called to a real estate company, the person who is free right now is the person who did not have something else going on. Hmmmm, why would a good agent not have something else to do but wait for you to call?
