Don't Hire Jeff Spicoli As Your Real Estate Buyer's Agent

If you are getting ready to buy a house, then statistics tell me that you are not likely in the market for a real estate buyer's agent.

That's right, 74% of homebuyers work with the first agent they speak to, so they typically don't understand that it is in their best interest to hire a buyer's agent before they commence with the rest of the home search and home buying process. But they learn.

They learn when they lose out on the perfect house. They learn when they over-spend for a home that they could have bought at a lower price. They learn when they pay excess third-party fees during the transaction. And they learn when the home that they purchase is not the best fit for what they need.

So join the 26% of homebuyers who are smart enough to put themselves first. Here's how to do it.

Don't Hire Jeff Spicoli As Your Buyer's Agent

Buyer's Agent Jeff SpicoliThe first thing to understand about buying a home today is that whether or not you hire a buyer's agent, you'll be paying for one.

When you bring your check to closing to cover the several-hundred thousand dollar purchase, some of that will go to the agent that "handled" your side of the transaction. It really won't matter how well "your" agent did, he'll get paid the fee.

Unless you follow a planned process, it is likely the buyer's agent that you'll work with is somebody who had nothing else to do (when you called). Whether you called on an ad, or called to a real estate company, the person who is free right now is the person who did not have something else going on. Hmmmm, why would a good agent not have something else to do but wait for you to call?

Of course, if you chose to work with a friend (who "does" real estate), well, I hope your friendship is strong enough to overcome your loss of tens of thousands of dollars. It's only money, right?
