Tallahassee Golf Course Communities

We often have people move to town who want to see homes in Tallahassee golf course communities, so I like to maintain records on how these neighborhoods are selling.

While there are eight golf courses in Tallahassee, only four are really contained within a specific neighborhood or community (Golden Eagle Plantation, Killearn Estates, Southwood, and Summerbrooke).

This report examines home sales in Tallahassee golf course communities from 2003 through September 2013.

Tallahassee Golf Course Communities Different In Recovery

The neighborhoods around our golf courses all seemed to enjoy the real estate boom in a similar manner, but the recovery shows a different story.

In order to evaluate the four Tallahassee golf course communities on an equal basis, I used all existing home sales (meaning no new construction homes) that were sold arms length (no distressed home sales) in each of the neighborhoods.

In the real estate graph above, the average home value in each of the Tallahassee Golf Course communities is plotted. Golden Eagle Plantation home values are shown in blue, Southwood home values are shown in yellow, Summerbrooke home values are shown in purple, while Killearn Estates home values are shown in red.

Note that all four golf course neighborhoods showed appreciation from 2003 through 2006, and then depreciation from 2007 and beyond.

As the newest of the four Tallahassee golf course communities, Southwood started to stabilize first. With new construction still impacting the market, existing home sales in Southwood depreciated far more rapidly than in the others, thus the period of decline was the shortest.

Currently, three of the four Tallahassee golf course communities are showing home values on the rise, while just Golden Eagle is still seeing falling home values.
