With all the positive reports emerging from the Tallahassee real estate market, it is unfortunate to find the struggling neighborhood of Golden Eagle Plantation in NE Tallahassee.
Through August 2013, there have been 29 homes sold in Golden Eagle at an average price of $399,500 and an average value of $123 per square foot. With the average home size of 3,242 square feet, Golden Eagle represents the “high volume of the high end” communities in Tallahassee.
Even as the rest of Tallahassee reports rising values, Golden Eagle Plantation has not been able to mount a recovery for its fallen home values, thus paving the way for some great home buying opportunities.
Home Sales In Golden Eagle Plantation
Currently, there are 35 homes for sale in Golden Eagle Plantation, and roughly 3 are selling each month, which equates to 11 months of supply.
This abundance of supply has created some great opportunities for homebuyers, and with interest rates still well below 5%, home affordability in Golden Eagle Plantation is still near record best.
The graph below shows that new home construction is nearly zero, while distressed home sales are on the rise (nearly 1 per month). That means that of the three homes sold each month, the current trend is one distressed, and two arms-length existing home sales.
Home Prices In Golden Eagle Plantation
The average sales price of homes sold in Golden Eagle Plantation is on the decline. I believe this is the result of two key factors: Rising interest rates and rising distressed home sales.
Home Values In Golden Eagle Plantation
Real home values have not changed very much in Golden Eagle Plantation over the past 2+ years. While the blended average value is falling due to distressed home sales, arms length home sales have been fairly steady (at a 9 year low) since the beginning of 2011 (see the green line on the graph below).
