As the most active neighborhood for home sales in Tallahassee, Southwood delivers a master planned community that is not found anywhere else in our area. The consistency of building and design along with a combination of shopping, schools, and activities is truly unique for the Tallahassee real estate market.
This month’s home sales report for Southwood provides positive results in value trends and activity.
Unit Sales Are Climbing
Southwood homes are selling at a rate last seen in 2007, paralleling the recovery that most are enjoying throughout the Tallahassee real estate market.
Our first real estate graph shows this popular SE Tallahassee neighborhood is averaging just over 12 home sales each month, and the trend is rising.
In the graph below, we see monthly home sales broken down two different ways: New construction versus existing home sales and arms length home sales versus distressed home sales. This means that total sales are determined by adding either of the opposing categories.
Home Prices In Southwood
The average price of homes in Southwood had fallen from a market high of $360,000 at the end of 2007 to a low of $259,000 in 2011. Currently, the average home price over the past year is $298,000.
Southwood Home Values
Our final real estate graph plots the average price per square foot of homes sold in Southwood. It shows very positive news for existing homeowners, as values are rising in each category, including distressed home sales.
My only concern for Southwood relates to the boom/bust of the entire Tallahassee real estate market. The first graph shows that homes were being built and sold at the peak of the market at a rate that is more than double the current rate of sales (demand).
You have to wonder what is going to happen when those homeowners who purchased in 2005 need to move. With an average time to move for the Southwood demographic expected to be 7 to 10 years, we should be seeing the bulk of the boom buyers become sellers right now. Many of these are underwater and cannot sell until prices return, but can they all holdout that long. Time will tell.
