Golden Eagle Plantation Home Sales Report March 2015

Golden Eagle Plantation is the core community in Northeast Tallahassee’s Killearn Lakes Plantation, and it is built around a Tom Fazio golf course that serious golfers consider to be among the best in North Florida.

Homes in this highly desirable neighborhood are available in many sizes, configurations, and price ranges. A recent report on golf course communities found (at that time) that Golden Eagle Plantation was enjoying the most favorable market trends.

In this report, we will look at prices, values, and sizes of homes in Golden Eagle Plantation, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2002.

Golden Eagle Plantation Home Prices

Average home prices rose 7% in 2014 versus 2013, and have risen another 3% so far in 2015. Prices remain 31% below the peak of the market prices established in 2007 (not counting the one atypically large sale in 2009). The average recorded sales price is $452,500 for Golden Eagle Plantation thus far in 2015.

Average home values in Golden Eagle Plantation rose 7% last year, but have come back nearly 2% so far in 2015.

This is up 6% over the bottom reached in 2013, but still down about 24% from the market high set back in 2006.
