Popular Zip Codes In The Tallahassee Real Estate Market
When we look at the ten most popular zip codes in Tallahassee (based upon existing home sales this year), we find that the market is up 5.1% over last year in unit sales and home values have risen 4.1%.
In the graph above and all following graphs, the blue bars measure the total number of existing homes sold each year through September within the included zip codes, while the red line shows the average price per square foot of homes sold each year.
By removing new construction sales from this report, existing homeowners can get a better feel for the change in the housing market within the zip code in which they reside.
The zip codes that made the list include 32301, 32303, 32304, 32305, 32308, 32309, 32310, 32311, 32312 and 32317.

Home sales in the 32301 zip code are robust in 2016, up 3.2% over last year while recording home values a whopping 13.6% higher than what we saw through September in 2015.
Home Sales In The 32303 Zip Code
Home sales in the 32303 zip code are red hot in 2016, up 21.8% over last year while recording home values that are 3.7% higher than what we saw last year. To put this in the perspective of the housing market recovery, home sales this year are nearly double what they were at the bottom of the market seven years ago.

Home sales in the 32304 zip code are robust in 2016, up 5% over last year while recording home values only 1.1% higher than what we saw through September in 2015. Home values here are still 38% lower than those recorded at the peak of the housing market in 2006.

With only 77 home sales so far this year, the 32305 zip code is down 22.2% over last year but home values have risen 10.7% above last year's average through September in 2015. The relatively low number of sales year year in the 32305 zip code is likely to cause this report to contain more volatility than we will see in other zip codes.

It has been a good year thus far for the 32308 zip code, with unit sales up 23.7% through September and home values appreciating a healthy 5.2%. This means that home values have recovered to a point where they are just 15% lower than those recorded at the top of the market in 2007.

Home sales in the 32309 zip code are robust in 2016, up 4.6% over last year while recording home values 4.8% higher than what we saw through September in 2015. Home values in the 32309 zip code are now only 13% lower than those recorded at the peak of the housing market in 2007.

Home sales in the 32310 zip code are less active in 2016, with unit sales down 3% over last year but recording home values a strong 9.4% higher than what we saw through September in 2015. The 32310 zip code has a long way to go yet in the recovery, as current home values are a staggering 38% lower than those recorded at the top of the market in 2006.

Home sales in the 32311 zip code are red hot thus far in 2016, up 16.8% over last year while recording home values a healthy 5.7% higher than what we saw through September in 2015. Keep in mind that our report excludes new construction sales, so this is a real appreciation rate for existing homeowners who have been waiting to be able to sell their homes. Currently, home values are 19% lower than those recorded at the peak of the market in 2006.

Home sales in the 32312 zip code are down in 2016, with unit sales declining 12.2% over last year while recording home values up a slight 2.5% more than what we saw through September in 2015. This is likely a sign that the smoking hot Thomasville Road Corridor is cooling a bit due to the fantastic values that can be found in other areas of Tallahassee. Home values are now within 16% of their peak in 2007.

Home sales in the 32317 zip code are down thus far in 2016, with unit sales falling 9.8% over last year but recording home values 3.4% higher than what we saw through September in 2015. This is not so much a sign of the market struggling, rather it is an inevitable cooling off after staggering gains posted in previous years (up 43% in 2015 over 2014).
The overall market might be up 5%, but that does not mean so much to you if you live within a zip code that is bucking the current trend.
