Located along the super-hot and highly desirable Thomasville Road Corridor, Royal Oaks homes are rarely available. And when they are, you better jump fast!
Currently, there are four homes for sale in Royal Oaks, but three are already under contract with buyers. Those three sold fast! Our experience in recent months is that a properly marketed home in Royal Oaks often sells within days of hitting the market (if not sooner!).
If you are fortunate enough to discover a Royal Oaks home below $200,000, jump on it and consider yourself blessed if you win the home (other buyers will be jumping too).

Average home prices are already up more than 12% this year versus last year’s average. Activity in Royal Oaks is purely contingent upon homeowners deciding to move (meaning all well marketed homes that enter the market in 2017 will sell).

Average home values are up 20% in 2017 versus the average reported in 2016. While that number is staggering and real, it is not a surprise to our long-time readers. Royal Oaks homes have been grossly under-valued since the collapse of the housing market that began in 2006, and we’re now seeing homes regaining their lost value. Values will continue to move higher in Royal Oaks, though we will likely see some slippage over the short term when more dated homes sell.

The average value of a home sold in Royal Oaks was been $126 per square foot, and I wouldn’t be surprised if that number settles down a bit by year’s end. Regardless of the final number, it won’t be five years from now when you’ll see everything well above $150 per square foot in Royal Oaks.
