Moore Pond Luxury Homes Sales Report April 2020

Moore Pond is a luxury home neighborhood that is located west of Thomasville Road on the northern side of Ox Bottom Road in the 32312 zip code.

Filled with about 50 large homes on small acreage parcels built around Moore Pond, residents enjoy rapid access to downtown Tallahassee while enjoying some of the nicest homes Tallahassee has to offer.

Average home prices in Moore Pond are among the highest of all Tallahassee neighborhoods, though this measurement is of little value with so few homes selling.

Home sales activity in Moore Pond has slowed. Even in the midst of the strongest market for luxury homes in the past 30 years, there have been only two homes sold in Moore Pond since 2018.

Homeowners should understand that properly marketed homes are selling, even among the luxury home price ranges. Currently, there are two homes for sale in Moore Pond, and just one is under contract. This year the one home sold went for $675K and the one that is under contract had an asking price of $699K.

Moore Pond Home Values

Graphing the average for home values is no better than it was for home prices when just one home is sold each year.

The over-supply of luxury homes for sale in Tallahassee continues to put pressure on high-end home values. Moore Pond is not immune to overall market conditions as which we addressed recently in this video report. The average size of the homes sold in Moore Pond typically falls in a range of 4,000 to over 8,000 square feet, but the one sale thus far in 2020 was below the small-end of this range.

Over the past two years, only two homes have sold thus in Moore Pond, so do not give much credence to the averages we are seeing here. A full review of the luxury homes market would be prudent.
