Having recently completed an update on home values in each high school zone, I thought I would do the same type of analysis for home values by middle school zone in Tallahassee.

The reason this type of report is important to people who want to sell a home or buy a home is that school zones are a factor that most homebuyers consider, even if they do not have school-age children.

So knowing current trends for real estate by middle school zone is just one of the factors one should consider before taking an action in the Tallahassee real estate market.

Home Values By Middle School Zone

Our first real estate graph shows home value changes from 2003 through mid October 2013, arranged by middle school. Home values are expressed in terms of price per square foot and recorded on the left vertical axis.

This graph is fairly busy as there are ten Tallahassee middle schools displayed, but simply find the color and you can track it from left to right.

What I see here if a positive reflection of a recovering housing market, as only 1 middle school zone in 10 is seeing falling values this year.

Real Estate Appreciation By Middle School Zone

The graph below shows the rate of real estate appreciation from 2012 to 2013 by middle school zone.  

I wouldn't read too much into the 37% gain in Nims, as this middle school zone is merely trying to regain its ground with the market. Homes in the Nims Middle School zone saw significantly more distressed properties and declining values after the housing market bubble burst, so it has more ground to cover in the recovery.
