The average home price in Lafayette Oaks in 2020 is $329K, but expect to see this average soar as the current listings move to the closing tables.

Home sales activity in Lafayette Oaks has been reignited and homes are selling fast. There are buyers standing in line to get into this gated community, all sellers have to do is the proper marketing to the right homebuyers.

Currently, there are five homes for sale in Lafayette Oaks and four of them are already under contract with buyers.

Average home values in Lafayette Oaks have been falling for the past 18 months, all the while the rest of Tallahassee is seeing exploding appreciation. You might be wondering what is going on?

Keep a close eye on the table at the end of each report on Lafayette Oaks, as it will show the type of sale and the value for each home sold. Values have ranged from as low at $86 per square foot to as high as $152 per square foot. With just nine homes sold thus far in 2020, that wide range of values creates a lot of distortion.

What we are seeing is fairly common for a neighborhood as desirable as Lafayette Oaks which contains homes of all relative ages. Some need to be updated and sell fairly cheap, while others are modernized and fully renovated, and those sell for top dollar.

Values exploded 23% higher in 2018, and we're seeing erosion from that level as older homes are selling. Make no mistake about it though, Lafayette Oaks homes are in high demand and will pull very high values when they have been updated.

The average value of a home sold in Lafayette Oaks in 2020 is $126 per square foot. We will see average values return to higher levels soon.
