Reasons To Live In A Gated Community

Over the years, I have found that people who are actively seeking to live in a gated community are motivated by a belief that they will gain two key advantages (versus living in a home outside of a gated neighborhood).

  1. Security – There is a perception that gated communities provide a safer place to live than do neighborhoods with no protected boundaries. While I have no emperical data from which to truly quantify one versus the other, I suspect there is a measure of truth to this. Surely it requires less effort to cause harm to a home or its residents without adding a gate and/or a guard to the operation, right?
  2. Exclusivity – Considering Tallahassee has homes for sale in gated communities for less than $100,000, I would say that “exclusivity” only applies to the neighborhoods that carry an “exclusive” price tag. Merely living behind a gate does not really create the aura nor befit being sought under this tag.

How Gated Is Your Gated Community?

When you look at the list of recent home sales in gated communities (below), you should sort the table by “Neighborhood” to get a feel of which subdivisions are often identified as “gated.”

You have some where individual houses have gates (that can be bypassed), many listed neighborhoods have gates which are always open for the convenience of those who live there, and very few have closed gates with security personnel that work around the clock.

This means that “gated” could very well be a marketing term more so than a reality for many of these communities.
