Currently, there is just one home for sale in Highgrove, and it is already under contract with a buyer.

The average home value in Highgrove has shot up more than 21% thus far in 2021, which at first blush appears awfully high. This year’s sales have ranged from $156 dollars per square foot to $280 per square foot, a very wide range.
The one sale at $280 appears to be non-arms-length, as the buyer paid much more than current market conditions would indicate the home was worth. In fact, if we removed this sale from our analysis, then the resulting Highgrove home values are up a healthy 12.5% which is in line with what we are seeing in surrounding neighborhoods.
