Plaza Tower enjoys panoramic views of downtown Tallahassee, the Leon County Civic Center, and Florida State University from its location on top of Kleman Plaza.
Featuring 202 vertical condominium units on South Duval, Bronough Street, and West Pensacola Street, Plaza Tower has one-bedroom, two-bedroom, and penthouse units for interested buyers.

Plaza Tower Condo Prices
The average price of a Plaza Tower Condo unit sold in 2021 is $254K, up more than 8% thus far in 2021, though you will see below that this has more to do with what has sold as opposed to prices going up. Expect to see this average fall significantly when we release our next report on Plaza Tower.
Currently, there are 15 condo units for sale in Plaza Tower and just one is under contract with buyers. Considering how many units have failed to sell in the recent past, it is likely that there are more Plaza Tower owners who'd like to sell their units too.
Activity in Plaza Tower has slowed since our last report and is all but stopped in its tracks.
Plaza Tower Condo Values
The average value of a condominium unit in Plaza Tower has been generally falling since 2017. The average value has risen roughly 7.5% this year, but as you'll see in the next graph, this is related to the size of the units that have sold.
Look at the inverse relationship between average unit size and value. When the average unit size grows, values decrease, and the opposite is true when the average unit size falls. Simply put, smaller units sell at a higher price per square foot, so the ratio of small to large units determines average value change when sales are depressed.
Currently, the average value of the condo units sold in Plaza Tower is $227 per square foot.
The graph clearly shows that the Plaza Tower condominium unit values have been falling since 2009. What's interesting here is that we're in an overall housing market with too little inventory, yet these units are not being valued by buyers. As concerns over COVID soften, I expect these values to recover.

The average size of condo units sold in Plaza Tower typically falls in a range of 700 to 1,200 square feet, and this year is no different.
