Containing roughly 130 larger three, four, and five-bedroom single-family detached homes on large lots, residents here enjoy handsome homes and fast access to town.

The average price of the homes sold in Highgrove in 2021 was $597K, up significantly from 2020 but only slightly since 2018. Due to the wide range of home sizes and relative ages, Highgrove prices fluctuate quite a bit.
A great example of this wide range is the first sale in 2022. A rare, waterfront home on Lake Hall in Highgrove sold for $1.05M, so expect to see the average price remain this year top all others, regardless of what sales look like for the remaining nine months of 2022.

Activity in Highgrove is as strong as ever. Home sellers who properly market their homes will sell fast and at or above market value.
Currently, there is just one home for sale in Highgrove, and it is not under contract with a buyer. In fact, this is the second broker hired to sell the home, and it’s now been on the market for nearly 6 months without a buyer in the midst of the hottest sellers’ market ever!

The average home value in Highgrove rose more than 21% in 2021, though last year’s home values covered a wide range from $156 dollars per square foot to $280 per square foot.
There was one sale where the sold value was so much higher than the rest of the market. At $280 per square foot, it appears to be non-arms-length, as the buyer paid much more than current market conditions would indicate the home was worth. In fact, if we removed this sale from our analysis, then the resulting Highgrove home values were up a healthy 12.5% which is in line with the overall market.
Only one home sale has occurred thus far in 2022, and it was a rare waterfront property on Lake Halls that went for $370 per square foot. This will impact this year’s average in a similar fashion as the single sale from last year and serves as an excellent reminder regarding using averages to estimate a specific home’s value (don’t do it!).
