Average Home Prices In Highgrove
The average price of a home sold in Highgrove in 2019 is $464,375, significantly lower than last year's average.
As you'll see in the remaining report, the early sales in 2019 are abnormal and thus this early report shows some crazy swings in our graphs.
Currently, there are four homes for sale in Highgrove, and three are already under contract.
Average Home Values
It seems as if the average home value in Highgrove has gone crazy over the past 16 months. Last year, we saw home values soar nearly 25% higher, yet we've seen them plummet in 2019 down nearly 38%. What the heck is going on?
First of all, it's early enough in 2019 that we've only seen two homes sold, and they were atypical of the "average" in Highgrove. They were large (large homes generally sell for less per square foot than do similarly equipped smaller homes) and they were in need of updating, so the double-whammy of size and condition had these homes sell cheap.
Moving forward, we'll see values return to a growth trend in Highgrove, though the first two sales were large and cheap enough that it is likely the average in 2019 will end below the 2018 level. Ultimately, it will depend on how many homes sell this year. If only five or six sell, 2019 will be down. If 12 or more sell, we'll likely see appreciation.
The average value of the Highgrove homes sold in 2019 is $101 per square foot.

The average home size in Highgrove typically falls in a range of 3,000 to 3,700 square feet, but the first sales in 2019 have been relatively "huge".
The two homes sold in Highgrove in 2019 have averaged 4,615 square feet. The average will return to normal as more home sales close in Highgrove.
