If you are looking for a home or townhome priced at or near Tallahassee’s median home price, consider looking in Hampton Creek on the Southeast side of town.
This neighborhood features more than 200 homes, built from 2005 through 2012, meaning Hampton Creek is the poster child for a “boom neighborhood” and will have great value opportunities for many more years.
Born during the craziest days of the housing market boom (expansion), Hampton Creek offers both single family detached homes and townhouses at prices very close to the median in Tallahassee.
Hampton Creek is located on Apalachee Parkway just beyond Conner Blvd., and it is very likely that pent-up supply should be forming right now. Why?
Simple math. There are more than 200 homes and the majority of homeowners moved in during a 7 year period. The typical homeownership period for this price range is less than ten years, thus we’d expect (normally) to see 20 to 30 homes per year sell in Hampton Creek. But with everybody on a similar move-cycle, it is very likely that 75 or more of these homeowners are wanting to move now (or fairly soon). If they all make their entry to the market at the same time, it would be very bad for home values in Hampton Creek.
In this report, we will look at long term average home price trends, value trends, and size trends of homes sold in Hampton Creek, as well as all current listings in the Tallahassee MLS and all closed home sales going back to 1991.

Home sales activity this year is brisk when compared to previous years, especially 2014 which was the worst year on record. Thus far in 2015, there have been 10 closed home sales in Hampton Creek (just one fewer than all of 2014), with an average sales price of $147,730.
