The Gardens of Killearn in Northeast Tallahassee contains a wealth of three and four-bedroom homes that are typically from twenty to thirty years old and either recently updated or prime for your finishing touches.

As a smaller neighborhood located within the Killearn Estates community, homes here are typically newer than what you find in the surrounding neighborhoods and are usually in very high demand.

Based upon what we’re seeing all over NE Tallahassee, you can expect even higher prices and a new all-time high average home price recorded in the Gardens of Killearn for 2019.

Home sales activity remains very good in the Gardens of Killearn. Currently, there are three homes for sale in the Gardens of Killearn and one is already under contract.

If we drop the low (distressed) sale, it returns an average of $133 per square foot for this year’s sales, which is the same as the twelve-month average (meaning values are not lower simply due to distressed sales).

I suspect the primary reason is that most homes in the Gardens of Killearn are too new for major renovations but old enough to lack some of today’s desired finishes. If you are thinking of selling, make sure somebody does a cost-benefit analysis of modernizing your home and have them recommend only profitable changes. It is not uncommon for agents to recommend a lot of work that makes the home more valuable, yet the costs outweigh the value gains.
