Eastgate is a popular NE Tallahassee neighborhood, situated between midtown and Killearn Estates.
This means that Eastgate is close to dining, shopping, and Tallahassee’s most-active transportation routes.
During our last housing report on Eastgate, we pointed out that 2015 would record a slower rate of sales in 2015 after the record-setting year that was posted in 2014, and that is exactly what happened.
Readers should not mistake this reduction in sales for lack of interest, it’s just the natural reaction to a hugely active year in a smaller neighborhood.
In this report, we will look at average home prices, average home values, and average home sizes in Eastgate, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.
For the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the second week of February in 2016. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes in Eastgate).
Home Price Trends
Home prices in 2015 dropped 3% after the big 12% increase recorded in 2014. With only 1 sale thus far in 2016, it would premature to read anything into the “average” up at $182,000.

Eastgate finished the year with the expected slow rate of sales, posting a modest 9 home sales all year long.
Home Value Trends
Average home values in Eastgate fell 7% in 2015, dropping back to a level slightly higher than the three-year plateau observed at the market bottom from 2011 through 2013.

The sharp decline in Eastgate home values was primarily due to just two sales: There was one very-low valued short sale and one home sale that included a converted garage in the total square footage. Thus, two of the nine home sales brought the “average” value down substantially, and I would expect this year to see things resume to appreciation in this highly coveted price range in Tallahassee’s northeast quadrant.

Home Size Trends
The average home size sold in Eastgate typically falls in a range of 1,200 to 1,500 square feet, and last year was no different. The nine closed home sales in 2015 averaged 1,327 square feet of heated and cooled living space. Again, let’s not read into the one sale thus far in 2016 which was for a whopping 1,632 square feet.
