Canopy is located in Northeast Tallahassee at the intersection of Fleischmann Road, Centerville Road, and Miccosukee Road, and currently features new construction homes.

Canopy is a popular new construction community where all homes are five years young or newer that is attracting buyers who can afford homes in the $400K to $750K price range.

Canopy Home Prices

The average price of a home sold in Canopy in 2022 is 446K, an increase of more than 66% from last year’s average. I explained the big change in our last report on Canopy, so it was not a big surprise. Expect to see the average push above $500K soon.

Average Home Price

Activity in Canopy is consistent with what we’ve seen since the first homes here hit the market. Currently, there are 27 homes for sale in Canopy, and nine (1/3rd) are already under contract with buyers.

Canopy Home Values

The average cost of homes in Canopy has risen by nearly 20% in 2022.

As I reported in the last Canopy Home Sales Report, the smaller inclusionary homes are completed and sold, so we’ll continue to see larger homes built in this new construction community. Currently, the average value of the homes sold in Canopy in 2022 is $217 per square foot.
