New home construction continues to flourish in the Bull Run neighborhood in NE Tallahassee.
Located on the West side of of the super-hot Thomasville Road Corridor, Bull Run has continuously finished among the top 10 selling subdivisions in Tallahassee.
Whether new or existing, buyers are snapping up Bull Run homes that are priced properly.
Out of the 26 homes for sale in Bull Run, 13 are already under contract. Nearly half of the homes listed for sale are new construction, which is not common in a market that only sports 9% new construction homes for sale.
Low interest rates have created increased pending power that has empowered a small niche of Tallahassee buyers to seek out new homes. We will continue to see a small portion of homebuyers demand the new features and amenities that one finds in a home built within the past few years.
With more than 2 in every 5 homes in our Bull Run Report being new construction, it is obvious that buyers are willing to pay a premium for this prime location.

In this report, we will look at prices, values, and sizes of homes in Bull Run, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2005 (the first recorded sales in Bull Run).

It is important to note that the narrative contained below is through the end of the year for all previous years, and through the tenth of April for 2016. Bull Run Home Prices
Average home prices rose nearly 4% in 2015 and another 6% thus far in 2016, so it is not surprising that we are finally seeing a minor slowdown of the activity in Bull Run.
Current prices are only 12% lower than they were at the peak of the market prices established in 2007, which is very good compared with most Tallahassee neighborhoods. This is primarily due to the high percentage of new construction that continues to be built. Average home prices here have been on a slow rise for 5 consecutive years.
Distressed sales are are occurring at a rate far lower than other neighborhoods in Tallahassee are seeing, mostly due to the fact that a hearty portion of the sales are new home construction. The average home sales price is $341K for Bull Run thus far in 2016.

Home sales activity in 2016 has slowed somewhat since last year. But the number of homes on the market and already under contract suggest the we’ll be seeing a spike of closings real soon.

Bull Run home values surged 7% in 2015 when compared to 2014’s average, and this year looks to be the fourth year in a row that will record rising home values.

The average value of a home sold in Bull Run has been $156 per square foot in 2016. This is up 18% above the bottom reached in 2012, and only 2.5% lower than the market high set back in 2007. I will warn however that with roughly 40% of these sales being new construction, values are highly skewed.
The “resale only” average is lower. Unfortunately, like everywhere else in town, this means that many homeowners who have purchased or refinanced in the past 10 years should expect lower prices and values, and they likely have little or negative equity in their homes.
