Buckhead is a NE Tallahassee neighborhood that sits opposite of the southern entrance to Killearn Estates on Centerville Road.
Featuring well appointed homes priced just below $500,000, here you’ll generally find more home than you would from its neighbors across the street.

Unlike most neighborhoods in the 32309 zip code, home sales in Buckhead are not as active as they should be. Currently, there are eight homes for sale in Buckhead, with only two already under contract.
Based upon supply and demand for homes like these, more Buckhead homes should be under contract. All the other neighborhoods we’ve evaluated similar to Buckhead report 40% to 55% of those homes under contract. In my opinion, a properly marketed home in Buckhead should sell very fast under current market conditions.

Average home prices have been moving generally higher since the market bottomed in 2010. This appears to have finally slowed the rush of buyers (see below in 2015) and we’re seeing average prices coming down a bit (down 4% in 2017 when compared to 2016).

The pace of home sales has slowed and average prices are coming down. We have to look at the next graph to understand what this really means for homeowners in Buckhead.

Buckhead home values are still rising. Sure, average prices are down, but values are rising.

The fact that zero new construction homes have sold this year yet values are rising is very rare. Usually, new homes sell for a premium and I suspect current buyers are not as excited about these resales (at their current prices) than were buyers over the last two years who were buying both new and used homes. Prices have moved higher and it has dampened demand, and that is why were are seeing fewer sales thus far in 2017.

The average home size sold in Buckhead typically falls in a range of 2,500 to 3,500 square feet, and thus far in 2017 we are seeing smaller homes sell. This is part of the reason why the price per square foot is higher and why average home prices are lower.
