Buckhead is a NE Tallahassee neighborhood that contains about 160 larger homes on half-acre sized lots and serves to expose an interesting secret of the real estate industry.

The real estate industry doesn't like to accurately communicate the time it takes to sell a home, and today's market report of Buckhead provides a PERFECT example. Prepare to be shocked by the astronomical difference between what is reported versus what is really happening!

For each of the three real estate graphs found below, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).

It is important to note that the narrative contained below is for sales through December for all previous years but through February in 2020. The graphs and the closed sales table will be continuously updated into the future (meaning bookmark this page if you always want to know the current status of homes for sale in Buckhead).

Average Home Prices In Buckhead

The average price of the homes sold in Buckhead in 2020 is $529K, up about 2% from the average price in 2019.

Home sales activity in Buckhead is very good. Currently, there are three homes for sale in Buckhead and one (sorry, this one that we were hired to sell is gone!) is under contract with a buyer. This is a high-demand neighborhood and these homes should be selling.

Average Home Values

The average home value in Buckhead is the same today as we saw at the end of 2019. It is not uncommon to see a wide range of values in a neighborhood that has homes with "relative ages" that vary due to the level of renovations that have been completed.

The average value of a home sold in Buckhead in 2020 is $166 per square foot.

Market Time In Buckhead Is Murky

As promised in the opening of this report, here is the proof of market-time fiction being perpetuated by the real estate industry.

If one were to do a quick report on market time in Buckhead, it would reveal that the three homes for sale have been on the market for an average of 60 days, with the longest being on the market for 172 days and the shortest just 4 days.

But the truth is completely different than what the MLS reports. Let's take a closer look.

4611 Oakshire Court: The MLS reports it has been on the market for just four (4) days. The reality? It went under contract fast, in just 4 days!

2797 W Hannon Hill Drive: The MLS reports it has been on the market for 3 months. The reality? The owners of this property bought the home from the builder in 1995. They apparently decided to move because they listed the property in the MLS with "Broker #1" in May of 2007. That broker listed and withdrew the property no less than nine times before a final failure and termination of the listing agreement in November of 2009. Flash forward ten years, the owners then hire Broker #2 in September 2019. This broker has canceled the listing once to renew it with a newer date just once, and that was in January of 2020. Thus a home that is showing 172 days on the market has really been on the market 313 days with the current broker and the owners have tried to sell this home as far back as 4,811 days ago. Can you see why "market time" is such a bogus statistic in real estate? When this home eventually sells, we won't see the 4,811 days (and counting) being added to the equation, no the agent will cancel the old listing, put in a new one, and this home will have sold in just a few days!

4614 Whitetail Pass - This property puts an interesting twist on the measurement of market time. Should a change of ownership restart the clock? How about two changes in ownership? The MLS reports it has been on the market for just four (4) days. The reality? The owners of this home hired an agent in December of 2007 to sell the home. They gave up by April 2008 and I guess decided to stay. Ten years later, they hired the same agent in August of 2017 to sell the home (about 1,064 days ago). They gave up with her in January of 2018. They hired a new broker in August of 2019 and priced the home significantly lower than they had asked in the past, perhaps indicating a stronger motivation to move. By November of 2019, they had failed to sell the home with this broker too. These owners lost the home to an apparent foreclosure sale in November of 2019, yet the listing with the 2nd broker remained active through mid-January of 2020. The new owner hired a 3rd broker in January of 2020 who eventually recorded a sale to a real estate agent who immediately put the home on the market at a higher price (apparently a property "flip"). She has had it listed since June 9, 2020 (40 days), though with cancels and restarts the  MLS reports just 4 days and it is marked as a "New" listing. Seriously. On the market since April 2008 and it is "New."

Average Home Sizes

The average size of the homes sold in Buckhead typically falls in a range of 2,500 to 3,500 square feet, and this year is no different.

The 11 homes sold in Buckhead in 2020 were measured at an average size of 3,232 square feet.
