What A Luxury Home Is In Tallahassee
Luxury is in the eye of the beholder, but I think it is safe to say that using the sales price of the top 1% of homes sold can be an effective method of defining “luxury.”
In some markets, that might be a sales price that exceeds $10M, but no so in Tallahassee. The top 1% of our sales this year have started with a sales price of $750K. Thus, our report will focus on homes sold for $750,000 or more.
Supply And Demand For Luxury Homes In Tallahassee
A quick study of the supply and demand dynamic for luxury homes in Tallahassee shows us that buyers still control this market. Unlike the lower 95% of the market, luxury homes are still mired in a glut of homes and a strong buyer’s market.
The graph above shows the cumulative months of supply of homes starting at $750K. The current number of luxury homes for sale are plotted in red, while the number of luxury homes sold over the previous 12 months are each shown in green.
Starting from left to right, the first pair measure 8.2 months of supply for homes priced from $750K to $800K. The second pair measures from $750K to $850K, and so on. When we get to the final pair, we see homes priced from $750K to the highest-priced home on the market returns a relative supply of homes of more than 9 months.
As a reminder, 6.0 months of supply is considered market equilibrium (a balanced market where neither sellers nor buyers have an advantage). While still grossly over-supplied, the luxury homes market has seen supply reduced significantly over the past three years.

To put things into perspective, I plotted the number of homes sold through July each of the past three years, sorted by price.
By producing this graph, it shows just how small that “Top 1%” group of homes really is when compared to the entire field of homes that have sold.

The final graph has been reduced to only include homes priced above $750K. Again, it shows the number of homes sold through July each of the past three years, sorted by price.
This is proof positive that 2020 ranks first for luxury home sales over the past three years. In fact, 2018 was a record-setting year and 2019 was very strong for luxury home sales, yet through July, we are seeing even more sales in 2020.
If the COVID-19 pandemic has had an impact on luxury home sales, it has not been strong enough to stop current sales from setting records. This should be very exciting news if you are thinking about selling a luxury home in Tallahassee.
Advice For Luxury Home Sellers In Tallahassee
If you are selling your luxury home in the next 3-6 months, you need to understand a few things about the market.
First, the current demand for luxury homes is higher than at any time in the past thirty years. There are a lot of buyers for your home today.
Second, the pandemic does not appear to have slowed high-end sales at all, considering we are seeing record-breaking results right now.
Third, the overall market has seen a reluctance of sellers to enter the market. If this is the case for homes priced over $750K, then that means the market right now is working in your favor.
Imagine what the luxury homes market will look like when ALL sellers decide it is safe to return to the market? The current supply of luxury homes is already over-supplied, so a rush to market by currently-waiting luxury homeowners could very well flood the market with homes priced above $750K.
Right now, there are fewer options for buyers and less competition for you. Sure, the market is a buyer’s market, but it will be even more so when all sellers return to the market.
