The primary reason that we are seeing home values appreciate so much faster here compared to the rest of Tallahassee is twofold.
- Tallahassee home values have been moving higher for quite some time, but they have been relatively stagnant in Adiron Woods until this year, thus some of this is merely Adiron Woods catching-up to the market.
- Smaller homes are selling and when all else is equal, smaller homes sell at higher prices per square foot than do smaller ones as the cost of the land, kitchen, and bathrooms (the most expensive parts of a home) are divided by a smaller number.
