Tallahassee Homes Are Taking Longer to Sell

If it feels like “For Sale” signs are sticking around Tallahassee a little longer these days, the numbers say you’re onto something.

Through July 2026, every ZIP code shown in our latest graph recorded a year-over-year increase in average Days on Market for existing homes.

And in several areas, the change is substantial.

Market time increased 27% in 32312, based on 309 sales, and 30% in 32309, based on 267 sales. In 32303, the busiest ZIP code on the chart with 352 sales, homes took an average of 61% longer to sell than during the same period last year.

Then there are the outliers: 32347 jumped 113%, while 32304 increased a remarkable 134% on 147 sales. Before sounding any alarms, remember what this graph does, & does not, tell us.

It does not say Tallahassee home values have fallen by these percentages. It says homes are taking longer to find buyers.

That matters. More time gives buyers more opportunity to compare homes, question condition, weigh alternatives, and pass on homes that don’t appear properly priced. For homeowners thinking about selling, the days of assuming almost any listing will attract immediate action are fading.

There’s another wrinkle: the numbers after each percentage show the number of 2026 sales, so smaller ZIP codes can experience bigger statistical swings. And because MLS Days on Market can reset when properties are relisted, actual market exposure is longer than reported.

The takeaway is simple: Tallahassee real estate is still moving, but buyers are taking more time to decide.
