Well, you must be looking for Waverly Hills.
Homes built in the 1960s and 1970s, some renovated to current standards, some still sporting lime green shag carpeting, but this place has got it going on. Situated on more than 400 wooded acres and centered on Waverly Pond, Waverly Hills has much of what Tallahassee’s homebuyers are seeking today in midtown.

It is important to note that the analysis of the information that we provide is current through the second week of May 2015.
Average home prices fell 8% in 2014 but one significantly large sale this year has caused the average price to soar. If one were to only look look at “average” home prices in Waverly Hills, a very incorrect assumption regarding appreciation could be made. Fortunately, we do not fall prey to this typical real estate mistake.
Even with the large home sale that skewed the trend, the average recorded sales price thus far in 2015 has been $333,800, meaning Waverly Hills continues to serve as an affordable mid-town location for buyers looking to spend $250,000 to $350,000.

Home sales activity declined 11% in 2014, but I suspect this is due more to the strength of the prior two years than to any negative trend occurring in the neighborhood. Note that the number of homes sold during 2012 and 2013 were just slightly below the levels recorded at the peak of the housing market.

Average home values in Waverly Hills rose by more than 5% in 2014, are are 4% so far this year. Note how home value movement has not been impacted as greatly as the previous graph that showed average home prices soaring. This is why these generalized reports do a great job of keeping you current with trends, but are not suitable data to correctly assess the value of a home in Waverly Hills at any given moment. Ultimately, it takes “boots on the ground” for us to provide you an accurate value of a Waverly Hills home.
