The Villages at Maclay is a popular Northeast Tallahassee neighborhood featuring both single family detached homes and townhomes, so there is something for everybody prices near $200K.
Located on the west side of Thomasville Road, north of the interstate and just south of Maclay Gardens, the Villages At Maclay are likely to be popular for many years to come.
Most of the 250 homes contain today’s popular features and amenities, as these homes have all been built within the past twenty years.
The Leon County public schools zoned for residents of the Villages at Maclay include Gilchrist Elementary School, Raa Middle School, and Leon High School.
In this report, we will look at average home price trends, home value trends, and home size trends of homes sold in the Villages At Maclay, as well as all current listings in the Tallahassee MLS and all closed home sales going back to 1997.

After four years with little movement, average home prices have shot up significantly in 2016. The average home price in the Villages At Maclay thus far in 2016 is $200,400.

Home sales activity in 2016 is off to a similar start as we saw last year, which was the fourth slowest year for home sales. But this is not due to anything more than homeowners not wanting to move (apparently). Currently, there are three homes for sale in the Villages at Maclay, and two are already under contract.

Average home values in the Villages At Maclay have declined more than 2% in 2016, though this is likely more to do with what has sold rather than depreciation occurring in the neighborhood.
