Located on the NW side of Tallahassee directly between Godby Highschool and the Tallahassee Mall, Town N Country Park is an established neighborhood with homes built from the 1960s through the 1980s, in a conveniently centralized part of Tallahassee.
I happen to be highly biased towards this neighborhood, as I lived there for nearly 18 years. Back in the 1970s, there was no better football game to be found than on Mulberry Blvd.
In this report, we will look at prices, values, and sizes of homes in Town N Country Park, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2007.
Town N Country Park Home Prices
For all of the 3 real estate graphs found below, you will find the number of closed home sales for each year (blue columns, measured on the left vertical axis), and an important real estate statistic shown in red (measured on the right vertical axis. It is important to note that sales are through December for all previous years, but through October in 2014.
Average home prices have fallen slightly since last year, due to the fact that five of the past eight homes sold have been distressed. Distressed sales certainly bring down the averages, and this creates opportunity for both first time homebuyers as well as investors. The average recorded sales price is $131,000 for Town N Country Park thus far in 2014.
Home sales activity has done quite well this year, and will be among the best in the past ten years for recorded home sales by the time the year is through. Thus far in 2014, there have been 12 closed home sales in Town N Country Park.
Town N Country Park Home Values
Average home values in Town N Country Park have dropped with the abundance of distressed home sales and are just slightly higher than the low of $74 per square foot established in 2011. These are single family homes on more than a quarter of an acre within walking distance to shopping and schools … you can bet an investment made in Town N Country Park today will provide an excellent return when the housing market in Tallahassee stabilizes.
Through October, the average value of a home sold in Town N Country Park this year has been $75 per square foot. This is significantly lower than what it would cost to replace these homes. Figure at least $100 per square foot, plus land, so there is a large discount in the current values in Town N Country Park.
