Located a few minutes north of I-10 on the Thomasville Road corridor and bordering both Killearn Estates and Royal Oaks, Shannon Forest has been a consistent performer among the top selling neighborhoods in Tallahassee.
This is not one of the boom neighborhoods that popped up during the housing market expansion, rather Shannon Forest is a proven performer with some highly attractive values available due to the collapse of the market.
Home values are still below $100 per square foot, which is far below cost as it would cost more than $100 per square foot, plus land, to replace these homes.
In this report, we will look at prices, values, and sizes of homes in Shannon Forest, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2002.
Shannon Forest Home Prices
For the 3 housing graphs found below, we have recorded the number of closed home sales for each year (blue columns, measured on the left vertical axis), and an important real estate statistic shown in red (measured on the right vertical axis.
Home prices rose 4% in 2014, the second year in a row of gains after hitting a 12 year low in 2012. The average recorded sales price was $190,200 for Shannon Forest in 2014, and the two homes sold in 2015 have been at an average price of $215,000.
There were 3 fewer homes sold in 2014 versus 2013, but the numbers are consistent with the production levels of the past ten years. In all appearances, I would think this is a fully stabilized (recovered) neighborhood, though average home prices are still 23% below the levels recorded at the peak of the housing market.
Shannon Forest Home Values
Average home values in Shannon Forest have risen two years in a row, up from a record low set in 2012. Values only rose 1% in 2014, but they have already risen 15% since the bottom of the market two years ago. I expect the rise in values to continue.
In 2014, the average value of a home sold in Shannon Forest was $93 per square foot. This is about 30% cheaper than it would cost to build an equivalent sized home in the neighborhood, which explains why buyers are finding this to be such an excellent value right now.

The average home size sold in Shannon Forest typically falls in a range of 1,700 to 2,100 square feet, and 2014 was the year of the giants.
The 13 homes sold in 2014 averaged 2,047 square feet, which is just short of the highest averages recorded back in 2006. Low values combined with low interest rates are allowing buyers to grab the largest homes in Shannon Forest.
