Today’s report shows more than a handful of builder homes for sale priced as low as $155k to ones approaching $1M. With this being the end of Summer, there’s a good chance on finding a great deal with a builder who does not want to hold inventory through the Winter.

New Home Construction Prices In Tallahassee

When we graph the median new construction price in Tallahassee each year, we find little change since 2013. Sure, there are fluctuations, but this year’s median price is actually lower than it was six years ago.

It's hard to believe that you can still buy a new construction home in Tallahassee for less than $200K

The fact that prices haven’t changed much is a sign that builders understand what Tallahassee homebuyers can afford. It’s not like we have new industry streaming into Tallahassee and creating new jobs, so builders are constrained to produce a product that can be consumed by our market.

If you are wondering how builders can keep prices stable all-the-while construction costs are rising, then just take a look at the graph below.

The Cost Of New Construction

With this being the end of Summer, there's a good chance on finding a great deal with a builder who does not want to hold inventory through the Winter

The graph above shows the median cost of new homes (measured in price per square foot) has been rising every year since 2009, showing that in reality, new homes are not getting cheaper and relative prices are not stable.

We have to dig deeper to truly grasp the affordability of new homes in Tallahassee.

Median Size Of New Construction Homes

The following graph shows the median new home size each year, and the general trend is telling.

If you are wondering how builders can keep prices stable all-the-while construction costs are rising, then just take a look

While the price of new homes might be the same as in 2013, the fact is today’s new home is 15% smaller. One of the ways that builders are delivering a product to buyers today is by reducing the blueprint in order to meet the price.

Another method that does not show up in these graphs is by reducing the size of the land underneath the home. Many of our new home construction sales are now attached-homes like condos and townhouses, bringing down the relative land cost and producing some construction and development savings too.

Buyers must understand that the cost of new construction must continue to rise, there is no sign in our economy that we are going to reduce wages and bring down these costs. This means that homes are going to get smaller and more condensed at the affordable price ranges.

When you get an opportunity (like now) to buy single-family detached homes for under $200K, you need to know this will soon be just a memory.
