You probably have heard about the strong sellers’ market for Tallahassee real estate, but today’s report reveals that the opposite is true for luxury homes.
While the market is nearly the best ever for high-end home sales, today’s supply as shown below is far more than the current declining rate of demand. If you have been considering buying a large, expensive home in Tallahassee, now might be a perfect time.

Annual Sales For Luxury Homes
The luxury homes market has slowed since last year, but it remains at a pace that will make it the second-best year on record.
The graph above shows all existing homes (no new construction) sold at prices exceeding $600K through August of each year, and it was produced prior to the end of August in 2019, so it’s likely we’ll see one or two more in the 2019 column.
For the sake of analysis, let’s assume 2019 shows 67 luxury homes sold through August. This is a 20% decline compared to the same period last year, and this might be a signal that the high-end market is regressing back to traditionally normal levels.
Were this to be the case, it would mean our market is grossly over-supplied with homes priced among the top 1% in Tallahassee. Currently, there are 54 home existing homes for sale priced above $700K and only 8 are under contract. 13% of the high-end sellers can plan on moving, while 87% still await a buyer.
What Luxury Homeowners Need To Know
If you have a luxury home that you’ve been trying to sell for years, you need to know that you are doing something wrong. It’s not the market, it’s you! And the market now appears to be slowing.
The past 18 months have been the best-ever for sellers with large, expensive homes. There is no need to languish on the market, you just have to get the word out to the buyers that have yet to find the right property.
