Lakeshore Estates Listings And Home Sales Report September 2017

Before you email us and tell us our property search tool is broken because it is showing the same house three times, let us explain.

First of all, we’re not broken, it’s actually a home that has been listed three separate times in the MLS. So why would somebody do this?

Here’s why (and I promise I’m not joking). Back before there were computers strung together to form what we know as the internet (we’ll call these the dark ages of real estate marketing), the Tallahassee Realtor’s Multiple Listing Service (MLS) was delivered in paper books, printed every six weeks or so.

Now imagine you are a great listing agent and want to promote a home that has 4 bedrooms and an office, where would you want to put it in the MLS book?

You could market it as a five bedroom home, a four bedroom home (with an office), or even as a three bedroom home (with an office and den). Each of these might generate a different set of buyers.

So the way to hit all three groups, when there was no internet, was to list the property “multiple times,” one for each array of bedrooms and auxiliary rooms.

But unbeknownst to agents who are not students of modern real estate marketing practices, you can reach all three of these buyer pools with just one listing. You do not need to annoy buyers who keep seeing the same home pop-up in their search results (unwanted, otherwise they would have chosen it during its first visit to their screen).

So if you are thinking of selling a home, I would strongly encourage you to work with somebody who recognizes the impact that digital marketing has made on the real estate brokerage industry. And … that is why you often see the same home post multiple times on our property search tool.

Average home prices in Lakeshore Estates remain higher than any past year’s recorded average. Through the first week of September, nine homes have sold with an average sales price of $201,422.
