Lakeshore Estates is located along the western edge of Meridian Road, north of the Interstate and south of Timberlane road, just west of East-West line in Tallahassee.
It has been very popular during the previous two years, so why have their only been a handful of home sales through early June in 2017?
The answer is simple (and healthy for homeowners). Few people seem to want to sell their Lakeshore Estates home this year, so inventory is down to merely two homes.
The Leon County public schools serving its residents include Sealey Elementary School, Raa Middle School and Leon High School.
In this report, we will look at average home price trends, average home value trends, and average home sizes in Lakeshore Estates, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 1991.
For all of the graphs in this report, you will find the number of closed home sales for each year (red columns, measured on the left vertical axis), and an important real estate statistic shown in blue (measured on the right vertical axis).
It is important to note that the narrative contained below is for sales through December for all previous years, but through the first week of June in 2017. Average home prices are up a whopping 27% in 2017, which is an all-time high (if the year were to end at this level). In our last report on Lakeshore Estates, we warned that opportunities below $200K were going to become far less frequent. Well, the average home price this year has been $208,600.

Home sales activity is totally in the hands of current homeowners. If a home is listed and marketed properly, the home seller should expect offers in days, if not hours! We have buyers standing by for the next listing in Lakeshore Estates. Currently, there are two homes for sale in Lakeshore Estates, and one is already under contract.

Average home values have soared 24% in 2017, something we forecast in previous reports here. Now that distressed sales are mostly behind us, combined with many of these homes sporting brand new updates, I’m confident that the days of sub $100 per square foot homes in Lakeshore Estates is behind us.

Lakeshore Estates Home Sizes
The average home size sold in Lakeshore Estates typically falls in a range of 1,500 to 1,800 square feet, and 2017 homebuyers selected homes near the very top of this range. The 5 home sales in 2016 averaged 1,741 square feet. Interestingly, when home sizes are bigger, we expect to see values (price per square foot) to be a bit smaller, but that is certainly not the case in Lakeshore Estates!
